What actually goes wrong depends a lot on which part of Marbella you're in.
Narrow streets, older buildings, and drain stacks that are shared between several properties. When a drain backs up here, the first job is working out whose section it's actually in before anyone starts fixing anything.
Big plots mean long underground supply runs, and most properties have their own irrigation system running alongside the household plumbing. A pressure drop here can be the house, the garden system, or both — we check separately.
Family villas built up through the 1990s and 2000s. Straightforward household plumbing for the most part, but boilers and water heaters sized for a full family home need proper attention when they start to age.
A lot of owners here don't live in Marbella full time, and plenty of properties are handled by a letting agent or property manager instead. We're used to working that way — someone reliable goes to the property, works out what's actually wrong, sends clear photos, and agrees the price with you before touching anything. You don't need to be there for any of it.
