Water heaters in Marbella — what to expect

Golden Mile and Nueva Andalucía villas often run larger water heater setups than a typical apartment — sometimes two units covering different parts of a big house. When one fails, the fault is usually specific to that unit rather than the whole system, which keeps the fix contained.

Older Old Town apartments tend to have smaller, single units, and those are more likely to be original to the building. Either way, we'll tell you honestly whether it's worth repairing or better to replace, rather than patching something close to the end of its life.

I own the property but I'm not in Spain. How does this work?+

We go to the property, diagnose the fault, send you photos and a plain explanation, and agree the price with you directly before starting. You don't need to be there.

Repair or replace — how do you decide?+

It comes down to age and what's actually failed. A thermostat or element is worth fixing. A corroding tank isn't — we'll tell you honestly which one you're dealing with.

How fast can someone look at it?+

No hot water usually isn't a same-hour emergency, but we treat it as a priority, especially for occupied rental properties.
